Terms & Conditions
Welcome to ErizonTerra. These Terms & Conditions ("Terms") explain the rules for using erizonterra.com and everything on it (the "Platform"). By creating an account or using the Platform you agree to them. If you do not agree, please do not use the Platform.
1. What ErizonTerra is
ErizonTerra is an online marketplace that helps students find accommodation and roommates near their schools in Nigeria, and helps agents and property owners reach them. We are a platform only. We do not own, rent out or manage the properties listed, we are not a party to any rental agreement between a seeker and an agent, and we do not guarantee any listing, price, agent or roommate.
2. Your account
- You must be at least 18 years old, or use the Platform with the knowledge and consent of a parent or guardian.
- Give true information (name, email, school, phone) and keep it up to date. One person, one account.
- Keep your password private. You are responsible for what happens on your account. Tell us at once if you think someone else has used it.
- You can sign out of any device from your account's Security section.
3. Seekers (people looking for a place)
- Listings are posted by agents and owners, not by us. Always inspect a property in person (or send a trusted person) before you pay anything.
- Do not pay deposits, rent or fees to anyone you have not met, or for a place you have not seen.
- Report anything that looks false, unsafe or suspicious using the Report button.
4. Agents and owners
- You may only list properties you own or are properly authorised to rent out.
- Photos, prices, location, features and availability must be accurate and current. Mark a listing as leased or sold when it is no longer available.
- Agents must complete our verification (government ID and a selfie holding it) before posting. A "Verified" badge means we checked the documents you gave us. It is not a guarantee of the agent's conduct or of any property.
- Do not ask seekers to pay before they have inspected the property, and do not charge hidden or fake fees.
- We may remove listings and suspend or remove accounts that break these Terms.
5. Roommate posts and requests
Roommate posts and accommodation requests are public. Do not put private details (home address, ID numbers, bank details) in them. Be honest and respectful about who you are and what you want.
6. Messages, and when we may read them
- Chats on ErizonTerra are private between the people in them. We do not read them as a matter of routine.
- Only our senior administrator can open a chat, and only for a real reason: a report about a user or listing, a safety concern, a suspected scam or fraud, a dispute, or a request from the police, a court or another lawful authority. Every time this happens it is recorded together with the reason.
- Chats are deleted automatically 90 days after their last message. A chat connected to a report, dispute or legal request may be kept longer, until the matter is closed.
- By using the chat you accept this review and retention.
7. What you must not do
- Post fake, misleading or duplicate listings, or use someone else's photos or identity.
- Scam, threaten, harass, discriminate against or spam anyone.
- Share illegal content, or anything sexual, violent or hateful.
- Collect other people's contact details to use outside the Platform's purpose, or try to scrape, hack, overload or bypass the Platform.
- Create several accounts, or use someone else's ID, to avoid a suspension or a verification check.
8. Reports, suspension and terminating your account
Anyone can report a listing or a user. Our team reviews reports and may warn, suspend or remove accounts, remove content, or share information with the police or other authorities where the law requires or allows it. You can deactivate your account yourself from the Security section (this needs your password and an emailed code). We may suspend or end your access if you break these Terms or put others at risk.
9. Payments
Rent and deposits are agreed and paid between seekers and agents, outside our control. Where we offer paid features, payments are handled by our payment partner (currently Paystack). We do not store your card details. Agreed fees for paid features will be shown before you pay. ErizonTerra Inspection is a paid feature, and its rules, including refunds, are in section 10. Payments for it are made only through our payment partner, never in cash and never to an Inspector or agent.
10. ErizonTerra Inspection and Pickup
These rules apply when you book ErizonTerra Inspection (the "Inspection Service"). By ticking the box and paying, you agree to them. We record the time you agreed.
- What it is. An ErizonTerra team member (an "Inspector") visits the house in a listing for you and gives you a report on what he saw. If you later rent a house we inspected for you, the Inspection Service includes one pickup (see below). It is one price and one payment.
- Who can use it. Student (seeker) and agent accounts (an agent can book it on other agents' listings, never on his own), for rooms in schools where we have switched it on. You may include up to 3 houses from the same school in one booking.
- You must resume within 30 days. Do not book if you will not resume within 30 days. Your pickup is only valid for 30 days after you pay (we may extend it, but we do not have to).
- Late-resume fee. If you resume at school after the 30 days, your report stays locked until you pay a late-resume fee. The fee is 50% of the ErizonTerra fee for one house (not the full booking, and not any viewing fee). It is shown before you pay and is paid only through our payment partner in the app. Once it is paid you get your report and the service continues.
- Price. The price is set for each school and shown to you before you pay, as one total in Naira. It covers the Inspector, your report, any viewing fee an agent charges, and the pickup. If you book 2 houses we take 10% off our own fee, and for 3 houses 20% off our own fee. You add houses to an inspection list (up to 3, all from the same school) and see one total, after the discount, before you pay. We may change prices at any time, but not for a booking you already paid for.
- Timing. We aim to assign an Inspector within 1 to 24 hours of your payment, and to give you the report within 24 to 72 hours on working days (Monday to Friday, not public holidays). These are targets, not promises. Delays can come from agents, weather, security, school closures, or network problems.
- When you do not respond. If your Inspector needs an answer from you (for example about the house, the agent, the address or the time) and you do not reply, he can pause the clock. Time lost while we wait for you does not count toward the 72 hours (or 36 hours for Rush), and the deadlines move forward by the same time when the clock restarts. Our team can also restart the clock. Because the delay is yours, you cannot claim a late-report refund for that time.
- Only in the app. You can book ErizonTerra Inspection only in the ErizonTerra mobile app, not on the website. The website shows listings and our rules only.
- What the report is. The report is the Inspector's honest view of the house on the day he visited. It is not a legal, structural, safety or ownership survey. A house, its price, its agent or its landlord can change after the visit. We do not guarantee any house, agent or landlord, and you remain responsible for your decision to rent.
- Photos and videos. The in-app chat with your Inspector is for text only. Photos and videos are sent by WhatsApp. If you do not want to share your WhatsApp number, tell the Inspector in the chat. You are not forced to share it, but it may slow your report.
- Never pay an Inspector. Inspectors never collect money from you. We pay any agent viewing fee ourselves. Do not pay an Inspector or an agent anything because of this service. If someone asks, tell support at once.
- Confirming your report. When all your reports are done we ask "Have you received your inspection report?". Please answer honestly. If you say yes, we treat the Inspection Service as delivered. If you say no, we will contact you and the Inspector. If you do not answer within 48 hours, we treat your report as received, so that the Inspector can be paid. Inspectors are also checked on the quality and timing of their work, and we may warn them, take jobs from them or end their appointment (our checkpoints and strikes). You can still message support if there is a problem.
- Refunds. Refunds are a percentage of what you paid, sent back to the way you paid through our payment partner (it can take several working days to show):
- If you cancel before an Inspector is assigned: 80%.
- If you cancel after an Inspector is assigned and before any report is delivered: 50%.
- If a report has been delivered to you for any of your houses: no refund for that booking.
- If no report reaches you within 72 hours after your payment: you may claim 20% (once), and you will still get your report. If you booked several houses and received a report for even one of them before 72 hours, there is no refund.
- If you chose the Rush option and your report is later than your Rush time (36, 48 or 72 hours after your payment, depending on how many houses you booked): you may claim back the Rush fee of the late houses only (once), and you will still get your report. The 20% claim above still applies separately after 72 hours.
- No refund for delays beyond our control. The late-report refunds above (20% and the Rush fee) do not apply if the delay is caused by something outside our control, for example heavy rain or flooding, road closures, protests or strikes, security problems, power or network failure, the agent not being available or the house being locked or inaccessible, a wrong or changed address, you being unreachable or not responding, public holidays, a school closure, or any other event beyond reasonable control. ErizonTerra decides when this applies, and we will tell you when we do.
- If we cannot do the inspection, or we dismiss your request, you get a full refund.
- If we stop the Inspection Service at your school after you paid and before a report, you get a full refund.
- Rush option. Where we offer it, you may pay an extra Rush fee (shown before you pay) so that your report is due faster than the normal 72 hours: within 36 hours of your payment for one house, 48 hours for two houses and 72 hours for three houses. Rush jobs are offered to Inspectors first and marked as urgent. The Rush time counts from your payment. The only extra refund for a late Rush report is the Rush fee, as described under Refunds. Rush is still a target we work hard to meet, and it is not a guarantee when a delay is beyond our control.
- Moving a slow job. If an Inspector is slow, we may take the job from him and give it to another Inspector, so that you get your report sooner. This is not a cancellation and you do not need to do anything.
- Pickup. One pickup is included for each booking, for the house you rent. It unlocks only when you rent a house we inspected for you and either the agent (or our team) confirms the rent or you pay your rent invoice. You must ask at least 3 days before. We remind the person who will pick you up, and you, 24 hours and 12 hours before. It happens in daylight (7:00 am to 5:00 pm), on foot or by public transport, from your school gate or main junction (chosen from the places we list) to your rented house. Your Inspector waits up to 30 minutes. If you do not show up, or you rent a house we did not inspect, there is no pickup and no refund for the pickup. A pickup is a convenience. ErizonTerra is not a transport company and does not carry you in any vehicle. You travel at your own risk, and you should keep your belongings with you.
- Renting and moving in (rent invoice). After you confirm your report we ask whether you want to rent one of the houses we inspected. If you do, you choose the house, and we ask the agent to confirm that it is still available and the full first payment. We then send you an invoice in the app: the agent's first payment minus the inspection fee you already paid. You pay that invoice only through our payment partner in the app. By paying, you agree that we forward the money to the agent. ErizonTerra takes no commission from the rent. You can change your chosen house until you pay. If the house is no longer available, you may choose another. Once the invoice is paid the house is marked leased. Rent agreements remain between you and the agent or landlord, and we are not a party to your tenancy. Please do not pay the agent separately for the same amount.
- Payment and Handover Agreement. When you rent through us, the agent tells us who must receive the money: his name, phone and WhatsApp number, and whether he is the agent, the landlord or another person. That person must confirm the payment and handover in the app, or deny it. Your confirmation and his are recorded with the time, and together they are the Payment and Handover Agreement. The payee's contact details are shown only to ErizonTerra staff and your Inspector, to complete the handover. If the payee denies it, or the two sides disagree, our team looks at the matter and we may hold the payout until it is settled. This agreement records what the parties confirmed. It does not make ErizonTerra a party to your tenancy and does not replace a written tenancy agreement.
- The signed form. At the handover the Inspector uses an official ErizonTerra form. It names who received the money, who keeps the keys until you resume, and the date and time of each step. It is signed by the person who received the money, by the key holder if that is another person, by the Inspector as witness, and by the agent as witness if he was present but did not receive the money. The form can be printed and signed on paper with a thumbprint, or signed with a finger on a phone. A photo of the signed paper is kept with your booking. A signature on the form is a record of what that person confirmed at that time. The key holder keeps the keys until you resume and hands them to you at the house.
- Keys. Whoever is holding the keys keeps them until your pickup and hands them to you at the house, and your Inspector is present only as a witness. The Inspector never holds, keeps or collects keys or money. After you have moved in, you and the Inspector both confirm it, and the house is closed on ErizonTerra.
- Payout accounts. Agents may save bank details so we can pay them. Inspectors must save at least one. These details are private, are used only to pay the account holder, and are shown only to the account holder and ErizonTerra staff who make payments.
- Inspector accounts. Inspectors are appointed by ErizonTerra by switching an existing account; nobody can apply in the app. An Inspector must give his full name, contact details, an ID and a selfie, someone we can reach, and a payout account, and must be approved before he receives any job. Switching to Inspector removes the account's agent role and listings. We may withdraw an approval at any time. We do not change an account's role while it has unfinished inspection business.
- Fair assignment of jobs. Jobs are offered to Inspectors in your school automatically. Sometimes an ErizonTerra administrator assigns a job by hand. When that happens, the administrator must give a reason, the assignment is recorded, and an administrator cannot assign a job to himself or to an account linked to him. If you think your Inspector is a friend of someone in our team, or behaved badly, you can tell us privately in your booking. It goes only to our super administrator.
- Staff messages. Our team (Inspectors, officers and administrators) can message each other in the app to do their work, and a support or Inspector chat can be escalated to an administrator when it needs a decision. Staff accounts are kept separate from normal accounts.
- Behaviour. Be polite to our team. Abuse, threats, harassment or asking an Inspector for money, favours or private deals can lead to cancellation without refund and suspension of your account. Inspectors must follow the same rule, and you can report any Inspector to support.
- Contact details. To do the job, your name, phone and WhatsApp number are shared with your Inspector, and your Inspector's name, phone and WhatsApp number are shared with you. The agent's contact details are shared with the Inspector. Please use these details only for this service.
- Our responsibility. To the extent the law allows, our total responsibility for any claim connected to an inspection or pickup is limited to the amount you paid for that booking. We are not responsible for anything you pay to an agent or landlord, for what happens in a house or on the way to it that is caused by other people, or for losses we could not reasonably foresee. We are not responsible for delay or failure caused by things outside our control, such as weather, strikes, protests, school closures, road or network problems. Nothing here removes rights you have under Nigerian law that cannot be limited.
10A. E.I.S (ErizonTerra Inspection Service)
E.I.S is how ErizonTerra sends an Inspector to look at a house for you. It covers two things: (a) houses you found outside ErizonTerra, and (b) the normal in-app inspection of houses listed on ErizonTerra (section 10). These rules apply to E.I.S. By paying you agree to them.
- What you give us. The school, the house address, the type of house, the agent's name and phone number, the time the agent can show the house (at least 24 hours from the time you book), and your own WhatsApp number so your Inspector can send the report. The agent's WhatsApp number is optional. Only give details you are allowed to share.
- The clock. The report time starts at the viewing time you gave us, not when you paid. A normal E.I.S report is due within 72 hours of that time. Where the Rush option is switched on for your school, you may pay an extra Rush fee (50% of the house-type fee) for a faster report. We tell you when the clock starts.
- No in-app chat with the agent. For houses outside ErizonTerra we do not open an in-app chat between our team and the agent. Our Inspector contacts the agent by phone or WhatsApp to arrange the viewing.
- Your report. The Inspector sends your report (photos, a video and notes) to your WhatsApp, e-mail or phone. After he says he sent it we ask you in the app whether you received it. Please answer honestly. If you say nothing for 48 hours we treat the report as received. If you say you did not receive it, we alert the Inspector and our team at once.
- What the report is. It is the Inspector's honest view of the house on the day he visited. It is not a legal, structural, safety or ownership survey, and houses, prices and agents can change.
- Refunds. If we cannot do your E.I.S job we refund you in full. If the Rush option was paid and your report is late because of our Inspector, we refund the Rush fee only (for the late houses). Once you have received your report there is no refund of the inspection fee. Delays outside our control (for example flooding, road closures, strikes or the agent not showing the house) do not qualify for a refund.
- Never pay an Inspector. Inspectors never collect money from you. Do not pay an Inspector or the agent anything because of E.I.S.
- Inspector pay. Our Inspectors are paid by ErizonTerra, normally in a weekly bank transfer on weekends, only after our team approves the work and you confirm you received your report.
- Photos. Inspection photos and videos are kept private. After the job is approved and you have received your report we delete them from our storage.
11. Your content
You own what you post (listings, photos, messages, reviews). By posting it you give ErizonTerra a free, non-exclusive right to display, store and promote it on the Platform and in link previews and shares, for as long as it is on the Platform. You promise you have the right to post it.
12. Our responsibility
- We work to keep the Platform safe and running, but it is provided "as is". It may sometimes be unavailable or contain errors.
- We are not responsible for the conduct of agents, owners, seekers or roommates, or for the condition, safety, legality or availability of any property, or for any agreement or payment between users.
- To the extent the law allows, our total responsibility to you for any claim connected to the Platform is limited to the amount you paid us (if any) in the 12 months before the claim. Nothing in these Terms removes rights you have under Nigerian law that cannot be limited.
13. Deleting your posts, and the Suggestion box
You can use "Delete all" to remove all your listings, roommate posts or requests at once. They are hidden straight away and removed for good after 7 days, and you can undo it within the 7 days. The Suggestion box in the app stores what you write, with your account name, so our team can read it. Please do not put passwords or private details in it.
13A. Your data
How we collect and use your information is explained in our Privacy Policy, which forms part of these Terms.
14. Changes to these Terms
We may update these Terms. When we make an important change we will tell you on the Platform or by email. Using the Platform after a change means you accept it.
15. Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria. We encourage you to contact us first so we can try to settle any problem fairly. If that does not work, the courts of Nigeria will have jurisdiction.
